  • General Home Inspection

A general home inspection is a visual evaluation of the structure and systems of a home with the purpose to discover any issues with the home that are not performing correctly, are unsafe or could cause problems in the future. Christner Home Inspection abides by but is not necessarily limited to Internachi’s Standard or Practices. John’s inspections include at the minimum the following components: •Roof, vents, flashing, and trim •Basement, foundation, and crawlspace •Heating systems and vent temperature checks •Cooling and vent temperature checks (if the exterior temperature allows) •Main water supply and shut off valves •Interior plumbing fixtures and faucets •Drainage sump pumps with accessible floats •Electrical panels, breakers, and fuses •Insulation and ventilation •Radon Testing performed by a certified third party firm upon request, for an additional charge. •Pest inspections performed by a certified third party firm upon request, for an additional charge.

  • Pre-Listing Inspection

A pre-listing home inspection will arm you with the information needed to make any needed repairs to your home before you sell your home. This could lead to: •Great showings •Easier closings •Make you more money on the sale of your home If you don’t fix problems in your house and they show up on the buyer's inspection report, the buyer may ask you to reduce your asking price or make repairs in a hurry in order to close on time or may simply walk away from the deal. Why would you wait to have your home inspected and possibly put the sale in jeopardy?

  • Buyer's Inspection

The buyer's inspection is a standard part of a real estate transaction and is intended to help a potential home buyer make an informed decision about whether to buy a particular house. Some benefits of a buyer's inspection include: •It can help you determine whether there are any major defects or system inadequacies at the time of purchase. •It can also highlight the positive aspects of the home. In fact, many of the home inspector's observations or recommendations help to dispel home purchaser anxieties and provide useful repair suggestions.

  • Warranty Inspection

Warranty inspections deliver a detailed punch list for you to give to your builder before your new home warranty expires. Warranties for newly constructed homes typically offer coverage on workmanship and materials relating to various components of the home, such as: •Windows •Heating •Ventilation •HVAC •Plumbing •Electrical systems Because these warranties usually expire one year after settlement, a first-year anniversary inspection should be performed 11 months after closing. We provide you with specific recommendations and next steps. We also provide you with a detailed punch list that you can present to your builder. The punch list documents items that need to be replaced/repaired before your new home warranty expires.
